We (Pleasing Melani) were one of the first to utilize these facilities as well as one of the first bands to perform there.

I loved it from the get go. I was very sceptical on how Fort Wayne would take to the concept, but it has proven to stay around. I have to hand it to Tim for sticking through the rough times.

Though my band did not need a rehersal space we did enjoy it for the quick minimal setup recordings we could get there. Other band members also participated in the Jams there.

So I hope people continue to use the facilities and the Jam Crib becomes a staple establishment in Fort Wayne.

I was there once last summer was blown away!! completely professional look and setup. Awesome equipment in the practice room and recording equipment?? If I had a traditional band I'd be there every minute

Though I understand the desperation involved with wanting to make this business work, I think that the recent email that was sent to members is unprofessional. I am just torn over this situation. In one hand, I respect an owner's desire to keep his business and see it thrive, but in the other hand, I see the folly of not really knowing the market before plunging everything into a business. It's my opinion that if there is a market for a service, a business that provides that service will work, but I just don't see there being much of a market here for a place to practice where you have to unload and load your gear all the time. That is probably the biggest turn off to me.

I think that I would have rather seen the place have more rooms, less fancy crap, and monthly rental rates. I've played in basements, garages, and living rooms. The pretty appearance of the place is FAR less important than having the place and having it conveniently with my gear already there. I'd like studios having closet type lockers for equipment so that you come in, open your locker, set up, and go, then put it all away. I know that a couple of the studios have gear already, but really, I don't want to play on gear that I won't be using live.

That's my take.

I was exploring that idea about a year and a half ago. I found two decent location with enough space for four to five rental spaces, common space and loading facilities. I figured in financing, security, insurance, staffing and renovation. I figured I would have to charge about $300 WEEKLY per room to make it a profitable business. And still would have to sell stuff and offer a performance venue. Frankly, I didn't think the area would support the idea. It would take a Lot of capital to setup that kind of facility.

I don't get that, and I don't believe it. I was jamming for a bit with a group down in Tempe, where property costs are quite a bit higher than FW, that rented a good-sized practice room(I believe it was 15x15-enough room for drums, a 2nd percussionist set-up and 4-5 more musicians) for $350.00 a month. The building was located in an industrial park and had about 8-10 units. There was no staff (what for? you give your tenants a key to the main door and one to their room door), there was no common area(why would you need one?), no loading facility(again, why?), and no on-site security, other than heavy duty doors and locks. I don't see how you can rent an 800 sq. ft. apartment for $400 a month, with a kitchen, bath, living room and bedroom, which would require much more maintenance, yet would have to pay $1200 a month for a window-less 275 sq ft, empty square room with nothing but some power outlets. There's no need for acoustic treatment - after all, its a practice facility, not a recording studio, so the only renovation cost would be soundproofing. All you need there, really, is a couple extra layers of drywall. If your tenants did want acoustic treatment, they could install it themselves. Just like housing rental, you'd have to consider it an investment, not a business. You buy the building, rent out some rooms - even if losing money on a month to month basis, you really wouldn't be losing it since its paying for your investment. Then when you sell, you get it back, or when you've paid it off, then you're making profit, and have the property value in your backpocket. I just don't see how money can be made in real-estate rental at all, if it can't be made in a facility of nothing but relatively small, featureless rooms. Think about it - say you've got one those small West Central apt. buildings with say six 800 sq ft. units going for 450.00 a month. That's 2700.00 a month for 4800 sq ft. With 4800 sq ft at, say 300 sq ft units, bigger than what would probably even be needed, you've got 16 units. Your maintenance and renovation costs would be lower than an apartment building and, correct me if I'm wrong, but property costs in an industrial area would be lower as well. You'd only have to rent the 16 units for roughly 175.00 a month to have the same income as you would with the small apartment building.

I Didn't read the whole post, but the key word was decent. Sure, set up a box-in-a-box, with none of the ameniies, no water, no heat, no air-conditioning maybe cheaper, but not my idea. And security was a key aspect of the idea; without that, it wasn't worth it.

Actually, it does make some sense.

Your 800 sf apartment won't handle the power requirements, isn't properly insured, and your neighbors will evict you if your rock band plays in there for 3 or 4 hours in a evening. That's why commercial property costs more than residential property.

That said, I toured the facility for the first time this PM, and it's a real nice place to work. I was very impressed. The guitar amps are all Hot Rod Deluxes, which is a shame, but the fact that they even HAVE amps is quite the deal. Also, Tim seems like a serious and earnest guy who is working hard to create a good experience for all his custimers.

I am thinking seriously of starting a drop-dead professional band this year, pulling together some of Fort Wayne's best players (no, they don't post to these forums ), and if so, we will rehearse at Jam Crib for sure.

Ollie, that is totally the plan: sophisticated R&B, tinged with jazz, ranging into the better 70s and 80s pop/funk. Think Steely Dan, Sade, The Brand New Heavies, "Almost Blue," punctuated with any hit song I personally think is terrific. A tight 6-piece combo fronted by a female vocal (alternating with yours truly as occasional lead singer). Low stage volume, rehearsals with charts, perfectly in tune and in time, so cool it gives you chills.

I've got a couple of people interested in this. It remains to be seen if we can pull it off this year. But if we can, we'll be gelling it up at the Jam Crib.
